About Our Property 

  • Four large, beautifully furnished bedrooms, each have their own bathroom, fan, and TV.  
  • Master Bedroom: air-conditioning, private lanai, private bath with large double-headed shower, tub, enclosed toilet and bidet, and direct ocean and ravine views. 
  • Guest Suite: wet bar (sink and refrigerator), bathroom with oversized toilet seat and tub/shower combination, private entrance with ramp to accommodate those with physical disabilities, private seating area outside the room. (Doors have three-feet wide openings). 
  • Two additional bedrooms: each has own bathroom with shower, and garden/ravine views.
  • Lanai: has queen-size day-bed (puns'e), which can be used for sleeping, or simply cozying up with a book. (It is located off the living room with pool and ocean views.) 
  • Office: has a single day-bed (puns'e), and is located next to the powder room, which has both a sink and toilet. 
  • Total size of the home area is just under 6,000 square feet. The parcel size is just over 20,000 square feet.

Brief History Of Our Property

We chose the land and built our dream home on the last never built on parcel in the Koko Kai area of Portlock because we understood the benefits and nuances of the area. We knew that this was the only area with the conditions we needed to build this type of open-air home we wanted. Location is key to living, as there are many micro-climates in every area of Hawaii.  We had to build in this area because of the predominantly favorable drier and sunnier weather conditions.  These weather conditions occur due to Koko Kai projecting out into the blue Pacific Ocean. The offshore winds enhance an open-air style of living, keeping it cool, dry, and mildew free. It's very sunny, yet cool due to the trade-wind breeze.  When we discussed our wish lists for our property, the number one on my wife’s wish list was, "it has to be quiet". And quiet, it is.  Included in my wish list was that it had to have a beautiful view, amazing weather, and breath-taking sunsets. Our home is located on the Leeward side of the island.  The Leeward side of the island has many advantages including predominantly offshore trade-winds, spectacular sunsets and is consistently sunnier than the Windward, or cloudier and mountainous areas of the island. Koko Kai projects far out to sea, giving it additional protection from traffic noise. 

We call our home 'Blue Hawaii Kai' because it is a part of the community of Hawaii Kai; however, our home is located in the prestigious area of Koko Kai, which is a small peninsula-area.  I remember that when I was 8 years old, Elvis Presley filmed 'Blue Hawaii’ here in Hawaii. One day, while he was on the set, he rubbed my head as he walked by, and said, "How you doing pal”?  He was a nice person. In  Honor of Elvis, we used 'Blue Hawaii’ in our home’s name. The Hawaiian word for ocean/sea is kai. 

The Hawaii Kai area has every amenity one would need, including all kinds of shopping (including Costco), medical services a mile away, restaurants (the original Roy's restaurant started here in Hawaii Kai), golf courses, surfing and many ocean activities either for hire, or to simply enjoy for free. In fact, one could stay in Hawaii Kai and never go to 'Honolulu' if they wanted to. We love it! We have lived in many homes from Kailua/Lanikai to Manoa and in between, but this one far surpasses them all!

This property has been used in numerous TV shows, such as ‘LOST’, 'Bay Watch Hawaii’, several episodes of Hawaii Five-0’, movies, advertising (both national and international), and is 'the' favorite home of local location scouts seeking sets for their clients.

Meet The Owners

The owners of this beautiful home were both raised in Hawaii. Rob is a native Hawaiian, and 6th generation descendant of Englishman Robert Holt, who sailed to Hawaii in 1820. At a young age, Rob was a surfboard shaper at Lightning Bolt and eventually founded the popular surf company, Local Motion. Rob currently is a top producing realtor at East Oahu Realty.  Annie was born in Bermuda, but moved to Hawaii as a young child. She is an interior decorator, and prides herself in mixing Hawaiian-style in with various other compositions to create an eclectic Aloha blend. She may not have been born in Hawaii, but it is truly part of her being. Annie also partners with Rob in his real estate ventures. After raising their children, Rob and Annie decided to share their home with people from around the world so that others could experience a truly one of a kind island way of living. Rob and his beautiful wife, Annie, have been together for 43 years, and married for 34 years.
